St Joseph’s Seminary, West Lancashire

Location: Upholland, West Lancashire
Client: Derwent Estates
Value: £800,000
Timescale: Phase 1 : Feb 2023 to June 2023 / Phase 2 : May 2024 to Nov 2024
Scope: The careful demolition of part of the listed former seminary building.

Project Background

The grade II listed seminary building, first constructed in the 1880s, had laid empty for several years and parts of the building had succumbed to the ravages of the weather over the years.  Plans were in place to restore these older, listed parts of the building for conversion into residential properties, with the more modern extensions removed to make way.

Demolition Methodology

There were several modern extensions to demolish and pull away from the older part of the building whilst not damaging the main structure.  Initial separations were created by hand to split the old structure from the sections to be demolished.  Once separated, demolition excavators were able to continue the remainder of the demolition.  Much of the old stone was cleaned and salvaged for reuse in the future remediation of the listed parts of the site where the weather had taken its toll.

Structural Issues

As a separate project, our client instructed us to come up with ideas to support a large external wall after part of the main roof had collapsed during bad weather. Our structural engineers designed strengthening steelwork to fulfil the task which we installed as per the design and have left the wall in a more stable condition while the client decides what the future holds for the building.

Project Overview

Whilst this did not fit our usual project profile, it certainly tested our skills and resources to the full and gave us the confidence and experience to be able to carry out this type of remediation work on any such future projects that may arise.
